The process

The transfer, stage by stage.

We keep buyer, seller, agent and bank informed at every step, so nobody has to chase.

  1. Instruction

    We receive the signed offer to purchase and open the file.

  2. Documents & FICA

    Parties are verified and sign transfer documents; bond and guarantees are arranged.

  3. Clearances

    Rates clearance, transfer duty and any compliance certificates are obtained.

  4. Lodgement

    Transfer and bond documents are lodged together at the Deeds Office.

  5. Registration

    Ownership passes on registration, and the seller is paid.

How long does a transfer take?

Commonly around two to three months from the signed offer to purchase, depending on bond approval, clearances and the Deeds Office. We give you a realistic timeline at instruction.

Who appoints the conveyancer?

By convention the seller appoints the transferring conveyancer, while the buyer's bank appoints the bond attorney. We can act in either role.

What costs does a buyer pay?

Usually transfer duty (where the price is above the SARS threshold), transfer fees and, where there is a bond, bond registration costs. We give you a written estimate before you sign.

Can you help with a sectional title or body corporate issue?

Yes. We handle sectional title registrations and body corporate matters for owners, trustees and developers.
